A turnover is a bundle of operations, not one labor line
Short-term rental cleaning often includes laundry, consumable restocking, inspection, travel and a fixed guest deadline. If pricing only follows visible cleaning hours, the business can understate both cost and schedule pressure. This planner treats the turnover as one complete service block.
Use elapsed onsite time and crew size correctly
If two cleaners spend 2.25 clock hours onsite, paid labor is 4.5 cleaner-hours. Enter the crew count and elapsed onsite hours separately so the labor cost scales correctly. Do not enter 4.5 as onsite clock time when the team is actually present for 2.25 hours.
Keep laundry and restocking visible
Laundry can be an internal cost, an off-site invoice or an allocation from a separate laundry operation. Restocking should reflect guest consumables actually supplied by the cleaning business or charged through the turnover arrangement. Both belong in the direct turn cost when the cleaner bears them.
Same-day feasibility is a different question from profitability
A profitable cleaning charge can still be impossible between checkout and the next check-in. The tool compares elapsed onsite time, QC time and an operator-entered buffer with the guest window. Travel is used in the rough daily-capacity view but not automatically forced inside the property’s checkout/check-in interval.
Back-solve a target charge from complete cost
The target charge is calculated from entered direct costs, payment fees and the target margin. It is a planning floor, not a market recommendation. Property complexity, seasonality, access, local wages and the commercial relationship with the host still matter.
Use a separate board for multiple same-day turns
This page tests one turnover. When several properties compete for the same crews on the same day, use the STR Turnover Window & Crew Feasibility Board to assign turns against crew availability and check-in deadlines.
Frequently asked questions
Should laundry be included in the cleaning price?
Include it in cost when the cleaning business bears the laundry expense or labor, whether it is charged separately or bundled in the customer price.
Does this calculate the market cleaning fee?
No. It calculates the economics of the inputs you provide.
Why include a turnover buffer?
A buffer protects against minor delays and avoids planning the workflow to finish at the exact guest check-in minute.
